Presented By: <br />Mark Hulsey |Managing Broker |651.256.7404 |mark@resultscommercial.com <br />LITTLE CANADA PUD ZONING: <br />This Ordinance is established to provide comprehensive procedures and standards designed for both district and conditional use <br />permit planned unit development to allow the development of neighborhoods or portions thereof incorporating a variety of <br />residential types and non-residential uses. Recognizing that traditional density, bulk, setbacks, use and subdivision regulations <br />which may be useful in protecting the character of substantially developed areas may be inappropriate to control development in <br />less developed areas. <br />Land Use Plan <br />At Rice Street and Little Canada Road, the City has taken an active redevelopment role in reclaiming a series of long-standing <br />underutilized properties for higher end mixed use development. This process is ongoing, and follows an extensive redevelopment <br />plan that was done expressly for this area. Retail uses dominate in most areas, with attached residential development <br />in some areas. Office uses also comprise some parts of the district. The entire area has been zoned “PUD” to permit a more <br />extensive City role in regulating building style, site use, and land uses. Mixed use redevelopment may be appropriate in some <br />areas of District 3 where residential uses can compatibly coexist with the dominant commercial land use. The City’s primary focus <br />will be in enhancing the commercial viability of this area, and may consider some residential where it <br />complements this objective. One example of the City’s activity in this District has been the acquisition of properties along the <br />north side of Round Lake. Parcels have been acquired over time, with improvements to public spaces along the lake, including <br />stormwater improvements that serve the entire area. Two homes are still located in this area that would complete this effort. The <br />northern-most portion of this district along Rice Street may benefit f rom redevelopment as well, and the City has expressed a <br />willingness to permit certain low-impact industrial uses in portions of the district that have little exposure.
