<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Mayor Keis and Members of the City Council <br /> <br />FROM: Corrin Wendell, Community Development Director <br /> <br />DATE: December 1, 2021 <br /> <br />RE: Planned Unit Development (PUD-C) Amendment – Poolside, 121 East County <br />Road C – Case #1397 <br /> <br /> <br />ACTION TO BE CONSIDERED <br />Consider approval of a Planned Unit Development (PUD-C) Amendment, located at 121 E <br />County Road C, Parcel ID 062922430002. <br /> <br />BACKGROUND <br />The applicant, Poolside, has applied for a Planned Unit Development Amendment in order to <br />accommodate a new warehouse, retail addition, and added/adjusted parking lot. The property in <br />question is 121 County Road C East and zoned PUD, Planned Unit Development-C. <br /> <br />Background Analysis: <br />In 2010, the City rezoned the Poolside site, located at 121 East County Road C, from B3, General <br />Business to PUD, Planned Unit Development. Such rezoning was intended to better manage and <br />regulate multiple buildings and uses which exist on the property. In, conjunction with the rezoning, <br />a specific PUD Permit was approved and applied to the property. As part of the 2010 PUD Permit <br />processing, the applicants indicated that they expected to construct a new building on the property <br />to contain storage materials. Any changes to a Planned Unit Development require an Amendment <br />to the Approved Site Plan. <br /> <br />Applicant: <br />Jon Wollak, 9232 68th Street N, Stillwater, MN, 55082. <br /> <br />Owner: <br />Rob Anderson, 121 County Road C East, Little Canada, MN 55117. <br /> <br />Address/Location: <br />121 County Road C East, Little Canada.
