The outside storage area is Class V as approved by the City Council. <br />3. The outside storage area is screened from neighboring properties in compliance with <br />Section 903.020.G of the Zoning Ordinance. This screening shall consist of a wood fence on three <br />sides (north, south, and west), which shall be stained on the outside of the fence facing adjoining <br />property. In addition, landscaping consisting of evergreen shrubs shall be added to the site inside <br />the fence along the west boundary, protected from the roadway, to complete the required screening. <br />4. Entire length of fence to be repaired or replaced as necessary, with slats moved together to <br />establish complete visual screen, and all landscaping shall be maintained to avoid overgrowth and <br />weeds. <br />5. Fence to be no greater than six (6) feet in height. <br />6. Storage may not exceed the height of the fence. <br />7. Property owner must maintain both sides of the fence. <br />8. Land adjacent to the existing chain link fence shall be leveled and seeded with grass. <br />9. All conditions of approval shall be completed no later than October 31, 2014, with a <br />maintenance inspection by City staff during the spring of 2015. <br />10. The applicant shall provide an escrow for completion and maintenance of all improvements <br />as a part of a development agreement with the City. <br /> <br />D.
