<br />The applicant is also proposing to install a new 15-foot tall, 84 square foot, free-standing pylon sign <br />along Rice Street, a little further north than the existing pylon sign. This new location will allow better <br />visibility from more directions than the current location. Caribou is requesting to also keep the <br />existing sign and be allowed two pylon signs. It was communicated to Caribou that Staff does not <br />recommend a second pylon sign, especially along the same corridor. As an alternative, Caribou has <br />requested that they be allowed to keep the existing pylon sign in place until the completion of the Rice <br />Street and I-694 construction in Fall 2020. They intend to install the new signage in the next couple of <br />months and feel that keeping the existing pylon in place will help customers learn where to turn during <br />the roadway changes. <br /> <br />The applicant is requesting to be allowed five more, up to 4 square foot, directional/information signs <br />in order to direct traffic at the entrance and exits. The north access will be a right-in, entrance only <br />driveway leading in to the north side of the parking lot which will be one-way so they are requesting <br />three signs in this location, along with an entrance and exit sign on the south access. There are <br />currently four directional/information signs only in the drive-thru lane, which will remain. The City <br />Council may approve additional directional signs, so a variance is not necessary for these. <br /> <br />If the applicant were to have the four proposed wall signs and the new pylon sign, the total amount of <br />signage would be 329.2 square feet. The Zoning Code currently allows as a dual frontage property to <br />have a total of 317.25 square feet of signage based on 15% of two building faces. Since the Code does <br />not give direction for properties with more than two street frontages, City Staff would suggest that if <br />the Commission is supportive of additional signage for this site, they consider an alternate amount of <br />total allowed signage, such as 400 square feet. Simply doubling the current amount allowed with two <br />building faces would be over 600 square feet of signage, which seems excessive for a building and <br />property of this size. <br /> <br />The Commission is being asked to consider: <br /> <br />• How many sides of the building should be allowed to have wall signage <br />• The total amount of signage allowed for the property <br />• Is a second pylon sign warranted <br />o An additional issue to consider would be if the Commission determines that the second <br />pylon sign is not a justifiable practical difficulty, could the current pylon sign remain <br />until Fall 2020. <br /> <br /> <br />City Code Section 903.110.E.5.a Signage – District Regulations <br /> <br />B-2" through "B-I", and "I-1" and “I-P” Districts, and “P” Public District: <br />a. Except for corner lots as described in this section, the maximum number of signs on <br />any principal building shall be two (2) and in all cases, the total sign area shall be <br />calculated as fifteen (15) percent of the gross silhouette area of the front of the building. <br />Where the principal building is on a corner or through lot and thus faces two (2) public <br />streets, both sides may be counted. If, however, the building has only one (1) frontage <br />and the owner elects to erect two (2) signs, the total square footage of both signs may <br />not exceed the maximum allowable square footage determined from the front building <br />silhouette.
