27 <br />Policies: <br />1.Where possible,the provision and maintenance of a balanced variety of development types and areas to <br />satisfy the needs,and income levels of all people shall be encouraged.An over-supply of one type of <br />development shall be avoided.The community is best served,and new development is best encouraged, <br />when as broad an array of commercial uses are provided as is possible within the context of the market. <br />2.Development quality standards shall be considered for all proposed developments in the Rice Street <br />Corridor to ensure an enhanced community character. Standards shall be uniformly applied and enforced. <br />3.There are several areas along Rice Street where conflicting land uses exist.Where practical,these <br />conflicting,non-complementary uses shall be eliminated through removal and relocation.The City may opt <br />between city-initiated projects and privately initiated projects. <br />Industrial Land Uses <br />The majority of Little Canada’s industrial uses are located within the northwest quadrant of the City.Future <br />land is guided as “Industrial”on the Future Land Use map.Existing industrial land uses are divided among the <br />City’s three industrial zoning districts: Light Industrial (I-1), General Industrial (I-2) and Industrial Park (I-P). <br />Goals: <br />1.Promote continued industrial development in order to expand the local employment base and <br />opportunities within Little Canada. <br />2.Provide industrial development areas that attract businesses and offer employment opportunities for Little <br />Canada residents. <br />3.Provide opportunities and mechanisms for reinvestment in established industrial areas and redevelopment <br />of targeted areas. <br />4.Ensure that opportunities exist for business expansion and growth within the City in order to retain key <br />businesses and preserve the industrial tax base. <br />Policies: <br />1.Continue to maintain the City’s industrial tax base to assist in paying for needed services and in reducing <br />tax impact on residential land uses. <br />2.Existing industrial uses shall be retained and new industrial development shall be encouraged to locate in <br />existing industrial parks and industrially zoned areas. <br />3.Encourage industrial site designs that integrate the facility with natural features of the land and provide <br />an aesthetically attractive appearance. <br />4.Outside storage of equipment and materials shall be screened and landscaped to eliminate any visual <br />impact.
