<br /> <br /> <br />Implementation Plan <br />This plan reflects the City of Little Canada’s policies and priorities in terms of its growth, <br />development, and investment. However, in order to be an effective tool for planning between <br />now and 2040, this plan needs to be implemented across the board when making decisions that <br />impact the City’s form. This chapter outlines the ways in which the plan will be applied to <br />future decision‐making, and how its values will shape the City moving forward. <br />Zoning Ordinance Amendments <br />Zoning Map <br />The City will initiate amendments to its zoning map to bring it into conformance with the <br />Planned Land Use map. <br />Zoning Text: <br />The City will also initiate a comprehensive review of the text of its zoning ordinance. Special <br />attention will be paid to these elements: <br /> Commercial districts <br /> Industrial districts <br /> Multiple‐family residential districts (R‐2 and R‐3) <br />The overall aim will be to improve the code so that the individual districts are consistent with <br />market forces. This should eliminate the need to frequently rezone to the Planned‐Unit <br />Development district and circumvent the regulations of the previous zoning district. <br />Another objective will be to encourage private development of attached, mid‐density housing <br />such as duplexes and townhouses. <br />These controls will be updated within nine months from the date of the plan’s official adoption <br />by the city. <br />Plan Reports, Reviews and Amendments <br />Annual Reports <br />Every twelve months the City Planning and Zoning staff will prepare a brief report summarizing: <br /> How the plan was used to direct major spending, regulatory and construction decisions <br /> How development and redevelopment did or did not coincide with the guidance of the plan <br /> How the city has changed in ways that may call for amendments to the plan. <br />The report should be transmitted to the City Planning Commission and the City Council, and <br />made available to the public. A brief verbal presentation at a Planning Commission meeting <br />should be conducted to call attention to the major findings of the annual report. <br />No plan amendments are necessitated in conjunction with these reports, although such <br />amendments may later be appropriate depending on the reports’ findings. <br />
