City of Little Canada 2-6 Land Use Plan <br /> <br />Current Zoning <br />The zoning code is a City law that regulates the use of land and the design of development, a <br />power given to all Cities by the State. Zoning helps avoid incompatible relationships in the <br />pattern of development, provides confidence to investors and owners helps in planning streets <br />and utilities, and generally boosts the overall value of development. <br />The Little Canada zoning code has 18 districts that closely follow the land use plan map and are <br />described below. <br />The following map shows the pattern of these zoning districts <br />Residential Zoning Districts <br />The City has four residential zoning districts: <br /> The Single-Family Residential District (R-1) District provides for low density single family <br />detached dwelling units, and directly related complementary uses, and corresponds to the <br />Low Density Housing Land Use Plan designation. <br /> The Medium Density Residential District (R-2) establishes standards for low- and medium- <br />density housing , achieved through buildings with one to four dwelling units. Any attached <br />housing units must be under condominium ownership. It corresponds to the Medium <br />Density Housing category on the Land Use Plan map. <br /> The High Density Residential District (R-4) allows manufactured home communities. <br />Business Zoning Districts <br />The city has four business districts: <br /> The Auto-Oriented Business District (B-2) allows businesses that generate large amounts of <br />auto traffic and regulates most of them as Conditional Uses instead of Permitted Uses. <br />Adult businesses are included in this district. <br /> The General Business District (B-3) allows a wide variety of retail and service businesses <br />that may draw from the entire community or region. Housing for the elderly is allowed as <br />a Conditional Use. <br /> The Comprehensive Business District (B-4) allows all the land uses provided by the B-2 and <br />B-3 districts but is intended to be located in areas of existing business development where <br />mixed commercial activities do not detract from the City’s development objectives in the <br />“downtown” area. <br /> The Business-Warehousing District (B-W) allows office buildings, office-warehouse and <br />office-showroom buildings. <br />Industrial Zoning Districts <br />There are three industrial zoning districts: <br /> The Light Industrial District (I-1) allows all the uses permitted in the Business-Warehousing <br />District plus manufacturing businesses and, as Conditional Uses, motor vehicle sales and <br />outdoor storage. <br /> The General Industrial District ((I-2) has no Permitted Uses but allows as interim uses the
