City of Little Canada 2-23 Land Use Plan <br /> <br />District 7: South of Highway 36 <br />District 7 is entirely south of Highway 36, both west and east of I-35. West of I-35, the district <br />developed with a bus transit park-and-ride lot, retail and industry, self-storage and a large <br />building for Abbott Medical. East of I-35 is a neighborhood of large-lot houses. <br />Land Use Plan <br />No changes in the land use plan or zoning map are presently recommended for this District. <br /> <br />District 8: Central South <br />East of I-35 in the northeast quadrant of the I-35 and Highway 36 re neighborhoods of detached <br />housing, wetlands and ponds. <br />Land Use Plan <br />This district is fully developed, and except for the possibility that a few of the larger parcels <br />may be split into an additional lot or two, no change is expected to this area. <br /> <br />District 9: Little Canada Road East of I-35E <br />Just east of I-35E along Edgerton Street is the location of the original village of Little Canada, <br />with its mixture of institutional uses (school, fire stations, church, City Hall and parks), single- <br />family housing and small commercial buildings. As with the rest of the City, this area is fully <br />developed. <br />Land Use Plan <br />Over time, it is expected that some of the single-family housing along Little Canada Road will be <br />redeveloped. The City will consider these requests with attention to access management and <br />site planning, along with case-by-case environmental improvements. <br />This area includes a complex of wetlands that drains toward Gervais Lake, the community’s <br />major environmental and recreational resources. Consequently, maintaining water quality will <br />continue to be an importation consideration in this and other districts. <br /> <br />District 10: Central North <br />Southeast of the I-35 and 694 interchange, District 10 includes a varied mixture of land uses <br />including single-family neighborhoods of varying age, townhouses along the City’s largest park, <br />apartment buildings, office-warehouse buildings and even a farm. The City’s public works <br />building is located next to Pioneer park at the corner of Centerville and Labore Roads. <br />The City has helped to upgrade some of the apartment buildings and expects to continue to do <br />so. Resolving these issues will continue to be key in preserving property values and minimizing <br />the costs of services that impact the community at large. <br />Land Use Plan <br />In the north portion of the district, an undeveloped 20 acres is divided by an electrical <br />transmission line. The land use plan proposes to use this line as a separation between a <br />continuation of housing to the south and office or light industry to the north near I-694.
