  <br />MEMORANDUM <br /> <br />Date: Thursday, November 12, 2020 <br /> <br />To: Chair Schwalbach and Planning Commission <br />From: Corrin Wendell, AICP, Community Development Director <br />CC: Chris Heineman, City Administrator <br />Re: P.C.R. 2020-06 Minor Subdivision, Lot Line Adjustment – 236 Twin Lake Blvd & 3355 <br />Twin Lake Court – Case #1394 <br /> <br />BACKGROUND <br /> <br />Chair Schwalbach and Planning Commission members: <br /> <br />The Planning Commission is asked to make a recommendation on a Subdivision/Lot Line <br />Adjustment for 236 Twin Lake Blvd & 3355 Twin Lake Court, within the R-1, Single Family <br />Residential District. <br /> <br />Proposal: <br />The City has received a Minor Subdivision, Lot Line Adjustment application from Paul Angeli the <br />applicant and owner for the parcel located at 3355 Twin Lake Court. <br /> <br />The applicant is requesting approval for a minor subdivision that will adjust the shared lot line <br />with no new lots created. <br /> <br />Current Use of Property: <br />Both properties are currently utilized as single-family residential use with a single-family house. <br /> <br />Applicant/Owner: <br />Paul Angeli, 3355 Twin Lake Court, Little Canada, MN 55117. <br /> <br />Address/Location: <br />236 Twin Lake Blvd – Daniel P. Thompson <br />3355 Twin Lake Court – Paul Angeli <br />The properties are located north of I-35E within the Little Canada city limits. <br /> <br />Property Legal Description: <br />Please see the existing and proposed legal descriptions located on the Certificate of Survey. <br /> <br />Property Acreage: <br />1,459 sq ft will be transferred from 236 Twin Lake Blvd to 3355 Twin Lake Court. <br /> <br />Zoning: <br />All properties are zoned R-1, Single Family Residential. <br /> <br />
