MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 12, 2020 <br /> <br /> <br /> <br /> <br /> <br /> <br />2 <br />PUBLIC HEARINGS <br />None. <br /> <br /> <br />MINOR SUBDIVISION LOT LINE ADJUSTMENT TWIN LAKE <br />The Community Development Director presented a request for a minor subdivision and lot line <br />adjustment for the properties at 3355 Twin Lake Court and 236 Twin Lake Boulevard. She <br />noted that this proposal would transfer a small parcel of land from one owner to another with no <br />new lots created. She stated that the lots are within the R-1 single family residential district and <br />1,459 square feet is proposed to change in ownership to accommodate for natural landscaping. <br />She reviewed the zoning code requirements and advised that the public hearing would be held at <br />the November 18th City Council meeting. <br /> <br /> <br /> Thorson introduced the following motion: <br /> <br />RECOMMENDING THE APPROVAL OF A SUBDIVISION/LOT LINE <br />ADJUSTMENT FOR THE FOLLOWING PARCELS WITHIN THE R-1, SINGLE <br />FAMILY RESIDENTIAL DISTRICT: <br /> <br />1. 3355 TWIN LAKE COURT, PID 31-30-22-41-0008 <br />2. 236 TWIN LAKE BOULEVARD, PID 31-30-22-41-0007 <br /> <br /> The foregoing motion was duly seconded by Kulousek. <br /> Ayes (6). Nays (0). Motion passed. <br /> <br /> <br />MAJOR SUBDIVISION 3000 LABORE ROAD <br />The Community Development Director presented a request from Nathan Fair for a Concept <br />Preliminary Plat and Variance for a major subdivision at 3000 Labore Road to construct 15 <br />single-family homes. She stated that the entire property is zoned R-1 single family residential <br />and reviewed the existing conditions of the property and the proposed plat. She reviewed the <br />zoning code requirements and variance requirements. She stated that the Council will hold a <br />public hearing for this item on December 2nd. She advised that park dedication would be <br />required for this request and noted that the request also complies with the Comprehensive Plan. <br /> <br />The Community Development Director stated that two email comments were received that will <br />be forward to the City Council public hearing. <br /> <br />Commissioner Buesing referenced the wetland area and asked if a property owner would be able <br />to fill within the wetland area in the back of the lot. <br />
