Map and use this <br />district to encompass the several northern locations currently zoned I-1, Light Industry, I-P, <br />Industrial Park, B-1, Business-Industrial, and B-W, Business-Warehouse. The definition of <br />“office-showroom building” would be improved and made more restrictive (e.g., a 14-foot <br />floor-to-ceiling distance). <br />A more restrictive companion district, I-2, Industrial Park, would allow most of the <br />activities of the Limited Industrial District but not outdoor work such as contractors’ yards, <br />aggregate material handling, vehicle sales or outdoor storage. The Industrial Park District is <br />expected to be applied in locations such as the Abbott campus, which is presently zoned <br />PUD. That PUD designation would continue there as an unmapped overlay district. <br />Current Industrial Zoning Districts Proposed Industrial Zoning Districts <br />I-1, Light Industry <br />I-1, Limited Industrial B-I, Business / Industrial <br />B-W, Business / Warehouse <br />I-2, General Industrial <br />I-P, Industrial Park I-2, Industrial Park <br />Changes in the list of Permitted Land Uses <br />Stockpiling aggregate materials in excess of 25 cubic yards is presently prohibited in the I-1, <br />Light Industrial District and is allowed only as an interim use in the I-2, General Industry <br />District. It is proposed to be allowed as an Accessory Use under a Conditional Use Permit in <br />the amended I-1, Light Industrial District, and prohibited in the I-2, Industrial Park District. <br />The proposed list of principal and accessory industrial land uses is shown in the text on page <br />906-2. <br />You may also wish to review the master table of currently permitted land uses that will be <br />sent to you with this memo. In addition, Corrin will send you a table showing the current and <br />proposed industrial zoning districts and the lists of land uses that we discussed last summer. <br />Changes to the Dimensional Regulations <br />As with the commercial district setbacks, the tables of industrial setbacks on pages 906-4 and <br />906-5, include several proposed numbers where there are currently none. The other setbacks <br />were reduced except for the building setback from a residential zoning district, which was <br />increased. The intention is to make more use of the limited industrial land in Little Canada <br />without harming the public interest.
