Little Canada Planning Commission <br />Specific Development Requirements <br />Page 3 <br /> <br />3824 Huntington Avenue St. Louis Park, Minnesota 55416 <br /> 952.451.4818 bill@weberplanning.com <br />Accessory Dwelling Units <br />Accessory dwelling units may be either attached or detached. Either type is a Conditional <br />Use in the R-1 zoning district but Permitted with conditions in the R-2, R-3 and R-B districts. <br />The minimum area is specified that a lot must have to be eligible for an accessory dwelling <br />unit. Other requirements address maximum floor area, setbacks, total lot coverage, building <br />height, exterior appearance, short term rental, parking, owner-occupancy of the principal <br />dwelling and prohibition of separate sale. . <br />Garages, Residential <br />The proposed, new setback and fenestration requirements for garages are presented in the <br />Residential chapter. <br />Manufactured Housing Communities <br />No changes were made to these regulations. <br />Two-Family Residential Buildings in the R-1 District <br />This new allowance reads as: <br />A. Two-family residential buildings in the R-1 zoning district are only allowed on <br />parcels located at the intersection of two public streets. <br />B. Such two-family dwellings must be architecturally compatible with nearby <br />houses. <br />C. Such parcels must meet or exceed the minimum area requirements listed in <br />Section 904.020, R-1, Low-Density Zoning District. <br />If the Planning Commission favors this proposal, a question for the Commission is <br />whether such two-family houses should be reviewed by the Planning Commission <br />or only by the City staff.
