Conditional Use Permit – 528 Labore Road – Case #1402 <br /> <br /> <br />ACTIONS TO BE CONSIDERED <br /> <br />To approve a Conditional Use Permit to allow a detached garage of 784 sq ft to be located in the <br />side yard of the property, located at 528 Labore Road, Parcel ID 052922310022. <br /> <br />FACTS <br /> <br />• The City has received a Conditional Use Permit application from Ben Jensen along with <br />the owner Tristan Carlson for the parcel located at 528 Labore Road. <br />• The applicant is requesting approval for a detached garage that will be located in the side <br />yard of the property. <br />• The applicant proposes to build a new 28 ft x 28 ft size garage or 784 sq ft. There is no <br />existing garage currently on the property. <br />• The Zoning Code allows single family properties to have a detached garage located in the <br />side yard as a Conditional Use. <br />• The property is zoned R-1, Single Family Residential District. <br />• The applicant has submitted all filing requirements for review of the Conditional Use <br />Permit application. <br />• The Building Official has reviewed the proposal. <br />• A Public Hearing will be held at the City Council Meeting on May 26, 2021 to open up <br />public comment. <br />• A public hearing notice letters will be sent to addresses within 350 feet of the parcel. <br /> <br />ATTACHMENTS <br />Application <br />Staff Report <br /> <br /> <br /> <br /> <br /> <br />
