Little Canada Planning Commission <br />General Development Requirements <br />Page 2 <br /> <br />Accessory Buildings <br />This section addresses all those buildings on a residential lot other than the principal <br />dwelling, and, thus, includes detached garages, garden sheds, gazebos and accessory dwelling <br />units. Because some of these structures are also addressed in more detail in other sections, I <br />have cross-checked for consistency. The related sections are: <br />Accessory buildings permitted Table 904-1 <br />Accessory buildings except garages Tables 904-7, -11 and -15 <br />Accessory dwelling units 914.010 <br />Detached garages 904.020 and 904.030 <br />Solar energy systems 914.220 <br />Swimming pools 914.230 <br />This section reiterates dimensional requirements stated elsewhere in the code such as <br />setbacks, building height, rear yard coverage, the number of accessory buildings allowed, <br />special exceptions for garden sheds between the house and the side lot line, and Little Free <br />Libraries. <br />Corner Sight Triangles <br />This is a common requirement to allow motorists and bicyclists to see traffic approaching on <br />the intersecting street. <br />Drainage, Erosion Control and Stormwater Management <br />These typical requirements help achieve the objectives of the City’s Surface Water <br />Management Plan. <br />Driveways and Internal Access Roads <br />This section addresses the number of driveways allowed, their location and their width. Sub- <br />section (A)(4) limits the width a residential driveway at the property line to 18 feet. Sub- <br />section (E) allows no more than 16 housing units (except apartments) to be served by a <br />private driveway; beyond that number, a public street should be used. <br />Exterior Storage, Commercial or Industrial <br />This section addresses (A) the outdoor display of commercial merchandise and (B) screening <br />outdoor storage on industrial sites. <br />Exterior Storage, Residential <br />The current zoning code was the source for this detailed section.
