Conditional Use Permit Amendment – Advanced Masonry – 2956 Yorkton Blvd – Case <br />#1404 <br /> <br /> <br />ACTIONS TO BE CONSIDERED <br /> <br />To approve a Conditional Use Permit Amendment to allow an adjustment to the Outdoor Storage <br />Conditional Use Permit to allow for racking in the fence storage area of the property to be allowed <br />up to a height of 12 feet, from 8 feet currently. The property in question is 2956 Yorkton Blvd and <br />zoned I-P, Industrial Park, Parcel ID 062922240009. <br /> <br />FACTS <br /> <br />• The City has received a Conditional Use Permit Amendment application from Robert <br />Miller of AMR Properties, the applicant and owner of the parcel located at 2956 Yorkton <br />Blvd. <br />• The applicant is requesting approval for racking in the fence storage area of the property <br />to be allowed up to a height of 12 feet, from 8 feet currently. <br />• The Zoning Code at the time of the original Conditional Use Permit for outdoor storage, <br />allowed for Outdoor Storage with a height of 8 feet maximum with approval of a <br />Conditional Use Permit. Our newly adopted Zoning Code allows for Outdoor Storage as a <br />permitted use for the I-P District with specific requirements. <br />• The property is zoned I_P, Industrial Park District. <br />• The applicant has submitted all filing requirements for review of the Conditional Use <br />Permit Amendment application. <br />• A Public Hearing will be held at the City Council Meeting on December 1, 2021 to open <br />up public comment. <br />• A public hearing notice have been sent to addresses within 350 feet of the parcel and the <br />Pioneer Press. <br /> <br /> <br />ATTACHMENTS <br />Staff Report <br />Application <br />
