STAFF REPORT <br />TO:Chair Kwapick and Members of the Planning Commission <br />FROM:Corrin Wendell, Community Development Director <br />DATE:March 10, 2022 <br />RE:Conditional Use Permit – 2921 Condit Street – Case #1409 <br />ACTIONS TO BE CONSIDERED <br />The Planning Commission is asked to make a recommendation on a Conditional Use Permit <br />(CUP) application to allow an attached garage that exceeds 1,000 square feet located at 2921 <br />Condit Street, PID 062922130060. <br />BACKGROUND <br />The City has received a CUP application from Carlos Gutierrez, property owner, for a parcel <br />located on Condit Street. The applicant proposes to demolish their existing two-car garage and <br />construct a new attached garage to replace his existing garage and expand the footprint. The <br />existing will be removed and a new garage 26 ft x 50 ft at 1,300 sq ft will be constructed and <br />placed in the same location with a new breezeway to connect the existing home with the new <br />garage. The zoning ordinance allows single family properties to have an attached garage in <br />excess of 1,000 square feet by CUP. <br />Applicant/Owner: <br />Carlos Gutierrez, 2921 Condit Street, Little Canada, MN 55117. <br />Address/Location: <br />2921 Condit Street, Little Canada. The property is located west of I-35E and south of I-694W <br />within the Little Canada city limits. <br />Property Legal Description: <br />Lot 3, Block 1 of Yorkton Ridge Estates, Little Canada, Ramsey County, Minnesota. PID: <br />062922130060. <br />Property Acreage: <br />Said parcel contains 0.52 acres, subject to any drainage and utility easements.
