Figure 1 shows the project location. The <br />development is planned to include 178 medium to high density residental units on approximatly <br />19.7 acres. Figure 2 shows the proposed development plan. <br /> <br />As part of the project review process Ramsey County has requested that a traffic analysis be <br />completed. The goal of this study is to identify the expected traffic and transportation related <br />impacts of the proposed development on area roadways. The analysis will address intersection <br />operations, access and safety specifically at the following intersections in the vicinity of the <br />proposed site: <br /> <br />• Edgerton St (CSAH 58) at Centerville Rd (CSAH 19) <br />• Centerville Rd (CSAH 19) at Vanderbie St (Site Access) <br />• Centerville Rd (CSAH 19) at Little Canada Rd (CSAH 21) <br /> <br />The following sections of this memorandum document the results of the updated traffic analysis. <br /> <br />Existing Conditions <br /> <br />The existing conditions for the proposed Lennar Residential Development were evaluated at the <br />following intersections: <br /> <br />• Edgerton St (CSAH 58) at Centerville Rd (CSAH 19) <br />• Centerville Rd (CSAH 19) at Little Canada Rd (CSAH 21) <br /> <br />Roadway Characteristics <br /> <br />• Edgerton Street (CSAH 58) is a north/south two-lane County Road classified in the <br />County’s Transportation Plan as an A-Minor Arterial Reliver through the city of Little <br />Canada. The existing average daily traffic volume (ADT) north of Centerville Road <br />(CSAH 19) is 5,850 vehicles per day (vpd) and south of Centerville Road (CSAH 19) is <br />3,450vpd. The posted speed limit is 40 miles per hour (mph). <br /> <br />
