Included is a civil engineering package, architectural plans and elevations, completed
application forms, as well as a narrative below describing our request for a setback variance on the rear
(East) property line.
The narrative largely focuses on the practical necessity for a setback variance, however Lapham
Hickey is also proposing to build a new 4,500 square foot office addition of the southwest corner of the
building within their existing yard. This office will provide an attrative and welcoming front-of-house
for employees and visitors alike. By placing the office on the exterior of the existing facility, air quality
and office environment will be vastly improved for employees. Additionally, the existing office space
within the facility will be remodelled with new locker rooms, break room and employee support areas.
All together, this proposed project will improve Lapham Hickey’s production and employee experiencee
greatly. We are excited to work with the City of Little Canada to help realize this project, thank you in
advance for your consideration of our application.

Sincerely,

Ryne Nichols
Firm Ground Architects
