Parking and Access: Surface parking (24 stalls) will provide parking for resident friends and family members along with Comforts of Home staff. Since none of our residents drive their will not be a significant need for parking. Access to the site is located off of County Road B just East of Rice Street. Afire lane will run to the rear of the facility which will also provide access to city utilities located behind the site along the pond. Architectural Design: The building will combine stone, residential exterior materials, columns, roofline gables, extending porches and entrances to the building. The overall look is themed after a residential building providing a feeling of warmth and comfort for the residents. The footprint of the building is positioned so that the rear overlooks the water providing the residents with views of the pond from the porch areas while creating a clear site for travelers of Highway 36 going in both directions. The Comforts of Nome proposal is an ideal use for this setting as it will have less impact to the site and surrounding area than a commercial use. CONCLUSION: Thank you for your time to review our proposal. Comforts of Home will provide great economic benefts to the city and community with 44 residents, 30 full and part time jobs with annual payroll of $660,000, and a signifcant contribution to the tax rolls for this property. The opportunity for the city to provide senior care options in a very demanding market well into the future is a compelling reason to approve this application.
