Based upon our review we would offer <br />Planning Commission consideration. <br />Canada Comforts of Home <br />railroad tracks just south of <br />the following comments for <br />Access Point <br />The access drive is utilizing the existing rough access off of County Road B. The access <br />drives and parking stalls appear to meet City size requirements and will be required to <br />be curbed. Dimensions should be noted on any final plans. <br />Public Utilities <br />Sanitary sewer service for the property could be obtained from the existing gravity sewer <br />line running to the City lift station shown on the plan to the southwest of the site. Water <br />service would need to be obtained from the watermain on the east side of the railroad <br />tracks or from County Road B. <br />Wetlands <br />The Ramsey Washington Metro Watershed District is the Local Government Unit that is <br />responsible for implementing the Wetland Conservation Act and other wetland <br />regulations. While we are not aware of any wetlands on the site, there is a Manage C <br />wetland to the east of the City's lift station.
