The subject <br />property is zoned I-1, Light Industrial and is subject to the City's recently adopted <br />Conditional Use Permit requirements for outdoor storage. The applicant has submitted <br />a site plan that identifies the site location, building and parking lot configurations, lot <br />coverage (including asphalt sod and buildings) and fence locations. <br />As noted, outdoor storage is now allowed by CUP under a revised ordinance. The <br />requirements for the permit are as follows (staff comments inserted in italics): <br />G. Open and Outdoor Storage as an accessory use, provided that: <br />The activity of outdoor storage shall require a separate business <br />license issued by the City of Little Canada. <br />The applicant will have to obtain this license. <br />2. The storage area in question occupies an area no greater than sixty <br />percent (60%) of the gross square footage of the subject parcel. <br />The site plan illustrates that outdoor storage takes place on <br />the north and east sides of the building. Such outdoor storage <br />area comprises approximately 53 percent of the total site area. <br />
