The final phase of the PUD <br />redevelopment consists of a 46,000 square foot multi-tenant building, formerly the <br />main Knox lumber retail building. At the time of the PUD approval, a final sign plan <br />had not yet been devised. One of the carry-over provisions from an earlier PUD <br />approval to Drywall Supply was that the freestanding pylon sign along Country Drive <br />be made to meet the City's sign requirements. <br />The property owner is now requesting approval of a comprehensive sign plan for the <br />project via a Conditional Use Permit (CUP). Section 903.110.E.6.b of the Zoning <br />Ordinance requires Comprehensive Sign Plans not processed as a part of the PUD <br />Development Stage Application to be approved at a later date as a CUP. The <br />applicant is requesting 460 square feet of wall signage and a 192 square foot pylon <br />sign. <br />ANALYSIS <br />Comprehensive Sign Plan. The plan calls for a total of eight signs on the property, <br />seven wall signs and one pylon sign. The applicant is requesting to reface the <br />existing 45 foot tall pylon sign located on the northwest corner of the property. The <br />applicant is requesting a total of 460 square feet of wall signage located on the east <br />and north sides of the building. The proposed signs will be internally illuminated. <br />Sign detail for the individual wall signs was not provided. <br />
