MINUTIJS <br />CITY COUNCIL <br />MARCH 18, 2009 <br />Valento reported that the building advisory committee has worked long <br />and hard on both identifying problems and coming up with solutions. He <br />noted that Canabury Square property owners have been kept informed. <br />Valento noted that the association has spent a lot of money on plans and <br />specs in order to go out for bids. The bids received are very favorable, <br />and Valento hoped that the interest rate would be as well. Valento then <br />reviewed the nature of recent roof problems and the extensive inspections <br />that were done by a variety of companies which indicate that the roof <br />should be good for four to five more years. <br />Bill Becklin, Becklin & Whitney, engineer hired by Canabury Square <br />Condominium Association, appeared before the Council and reported in <br />detail on the specific components of the project. There was discussion on <br />whether siding should be commercial vinyl or hardy-board. Becklin <br />reported that a decision will be finalized on the siding issue by the <br />association as the project moves forward. Factors that will influence that <br />decision relate to the extent of roof repairs needed as well as the <br />possibility of realizing cost savings as the project proceeds. <br />Valento again addressed the Council and those present and gave a <br />chronology of the events taking place up until this evening. He <br />commented on the very favorable bids that the project received and the <br />need for the project. Valento encourage all those present to discuss the <br />project with their neighbors and ask for their support. <br />The City Administrator indicated that he will check with the City Attorney <br />and Bond Counsel on whether a veto petition has to be accepted <br />immediately, or whether the City could allow the fu1145-day veto period <br />to run. <br />The Administrator reported that there are three units that have requested a <br />modification to their particular fees, indicating that Units #141 and #224 <br />wanted the cost of patio doors added, and Unit #357 wants windows <br />deleted from their fee as their windows were recently done. These <br />changes result in a net increase of $1,900, bringing the total cost to <br />$3,416,329. <br />There was discussion relative to modifications to the fees with individual <br />units adding or deleting improvements. Becklin reported that once fees <br />are adopted, changes in individual unit improvements would have to be <br />paid for by the property owner. He indicated that the association will <br />likely work out a financing arrangement for those costs. <br />McGraw asked if the fees, as provided by the association, are set in stone. <br />The Administrator replied that it is his understanding that the fees can go <br />down, but not up.
