1. The applicant revises the request to reduce total area of the signage to the area <br />allowed by ordinance, represented as 844 square feet in this application -staff <br />will need to verify this total per ordinance requirements. <br />2. The existing Valvoline sign is remodeled to be similar in design to the two <br />proposed signs for the shopping center. <br />3. The directional signage is reduced to eliminate signage on the east-facing drive- <br />thru canopy, and retailing only the "Exit" sign on the north drive-thru canopy. <br />Planning staff recommends denial of the variance, based on the following findings: <br />1. No hardship has been shown that would interfere with putting the property to <br />reasonable use. <br />2. Sign visibility to the site is generally unobstructed from approaching <br />roadways. <br />3. Additional signage does not increase visibility of the site. <br />4.
