<br />The Conditional Use will not result in a nuisance by emissions; <br />The Conditional Use will not unduly affect natural features. <br /> <br />E. Additional Conditions <br />In permitting a new Conditional Use or the alteration of an existing Conditional Use, the <br />City Council may impose, in addition to these standards and requirements expressly specified <br />by this ordinance, additional conditions that the Commission considers necessary to protect <br />the best interest of the surrounding area or community as a whole. These conditions may <br />include but are not limited to: <br />1. Increasing the required lot size or yard dimension. <br />2. Limiting the height, size or location of buildings. <br />3. Controlling the location and number of vehicle access points. <br />4. Increasing the street width. <br />5. Increasing the number of required off street parking spaces. <br />6. Limiting the number, size, location or lighting of signs. <br />7. Requiring additional fencing, screening, landscaping or other facilities to protect <br />adjacent or nearby property. <br />8. Designating sites for open space. <br /> <br />Height, Size, Scale of Structure: <br />In terms of scale and appearance, the height of the garage will be similar to the height of the <br />principal structure as well as the appearance of the main home. <br /> <br />Building Official Comments: The City’s Building Official has reviewed this proposal. <br /> <br />Public Hearing: <br />A CUP requires a Public Hearing and the City Council will need to open the hearing at their May <br />24, 2023 meeting to take comment from the public. At that time, they will consider the comments <br />from the public and the CUP application after the hearing has been closed. A public notice has <br />been published in the newspaper and the property owners within 350 feet of the site have been <br />notified of the proceedings. <br /> <br />Planning Commission: <br />At their meeting on May 18th, the Planning Commission recommended approval of the Conditional <br />Use Permit. There was no one from the public to speak on the matter and staff did not receive any <br />comments via email or phone prior to the meeting. <br /> <br />RECOMMENDED ACTION <br />To consider approval of a Conditional Use Permit (CUP) application to allow an attached garage <br />with total accessory structures not to exceed 1500 square feet located at 630 Keller Parkway, PID <br />052922430007. <br /> <br /> <br /> <br />
