STAFF REPORT <br />TO:Chair Kwapick and Members of the Planning Commission <br />FROM:Corrin Wendell, AICP, Community Development Director <br />DATE:November 10, 2022 <br />RE:Minor Subdivision/Lot Line Adjustment – 3000 Labore Road – Case #1416 <br />ACTIONS TO BE CONSIDERED <br />To recommend approval of a Minor Subdivision, Lot Line Adjustment located at 3000 Labore <br />Road, Lot 1, Block 1 and Lot 3, Block 1, Gervais Woods 2nd Addition as shown on the <br />Certificate of Survey. <br />BACKGROUND <br />The Planning Commission is asked to make a recommendation on a Minor Subdivision/ Lot Line <br />Adjustment located at 3000 Labore Road, Lot 1, Block 1 and Lot 3, Block 1, Gervais Woods 2nd <br />Addition. <br />Proposal: <br />The City has received a Minor Subdivision application from Nathan Fair or Landmark of Little <br />Canada, requesting approval for a minor subdivision to adjust the property line for two lots in the <br />Gervais Woods 2nd Addition. Gervais Woods 2nd Addition was approved by the City Council in <br />December 2021, since that time construction has begun and it was made clear that the rear lot <br />line of Lot 1, Block 1 extended passed the retaining wall of the property making it difficult for <br />future owners to access that space on the parcel. The developer would like to move the rear lot <br />line of both parcels in order to align with the alignment of the retaining wall so there is a clear <br />separation of space and access to the properties. This will enable less confusion and alleviate any <br />issues in the future as new owners move in and utilize the properties as well as any potential <br />fence issues. <br />Current Use of Property: <br />Lot 1, Block 1 currently has one single-family home located on it and Lot 1, Block 3 is vacant <br />and will be built on in the near future. <br />Applicant/Owner: <br />Nathan Fair, Landmark of Little Canada, LLC. 13432 Hanson Blvd. Andover, MN 55304. <br />Address/Location: <br />3000 Labore Road <br />The property is located south of I-694 and east of Hwy I-35E within the Little Canada city limits.
