STAFF REPORT TO:Chair Kwapick and Members of the Planning Commission FROM:Corrin Wendell, AICP, Community Development Director DATE:November 10, 2022 RE:Minor Subdivision/Lot Line Adjustment – 3000 Labore Road – Case #1416 ACTIONS TO BE CONSIDERED To recommend approval of a Minor Subdivision, Lot Line Adjustment located at 3000 Labore Road, Lot 1, Block 1 and Lot 3, Block 1, Gervais Woods 2nd Addition as shown on the Certificate of Survey. BACKGROUND The Planning Commission is asked to make a recommendation on a Minor Subdivision/ Lot Line Adjustment located at 3000 Labore Road, Lot 1, Block 1 and Lot 3, Block 1, Gervais Woods 2nd Addition. Proposal: The City has received a Minor Subdivision application from Nathan Fair or Landmark of Little Canada, requesting approval for a minor subdivision to adjust the property line for two lots in the Gervais Woods 2nd Addition. Gervais Woods 2nd Addition was approved by the City Council in December 2021, since that time construction has begun and it was made clear that the rear lot line of Lot 1, Block 1 extended passed the retaining wall of the property making it difficult for future owners to access that space on the parcel. The developer would like to move the rear lot line of both parcels in order to align with the alignment of the retaining wall so there is a clear separation of space and access to the properties. This will enable less confusion and alleviate any issues in the future as new owners move in and utilize the properties as well as any potential fence issues. Current Use of Property: Lot 1, Block 1 currently has one single-family home located on it and Lot 1, Block 3 is vacant and will be built on in the near future. Address/Location: 3000 Labore Road The property is located south of I-694 and east of Hwy I-35E within the Little Canada city limits.
