Golden Valley, MN 55422 <br />Telephone: 783.231.2555 Facsimile: 763,231.2561 planners@nacplanning.com <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Bob Kirmis /Stephen Grittman <br />DATE: Apri130, 2009 <br />RE: Little Canada - St. Jude Medical - PUD Amendment <br />FILE NO: 758.09 - 09.01 <br />Background <br />St. Jude Medical is seeking an amendment to their PUD for the "Woodridge" site <br />located in the southwest quadrant of I-35E and Trunk Highway 36. Specifically, the <br />applicants are seeking an amendment to allow the construction of a 102 stall parking lot <br />on the north side of the site. <br />According to the applicants, the Woodridge campus has seen a rise in facility use due <br />the first warehouse employee shift and increased campus meetings. Thus, an increase <br />to the facility's off-street parking supply is needed. <br />No building construction is planned in association with the expanded parking supply. <br />The addftional 102 off-street parking stalls will result in what is now more than 500 <br />parking stalls being provided on the property. <br />Analysis <br />Parking Lot Design. As shown on the submitted site plan, the parking lot will be located <br />north of the site's "loop road" and tie into an existing parking area directly north of the <br />medical facility building. <br />The parking lot is considered well conceived from a design standpoint. All parking stalls <br />and drive aisles have been found to meet the minimum setback and dimensional <br />requirements of the ordinance. <br />8 <br />
