<br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />City staff has been in discussion with the property owner (Jerry Proulx) over the past six months. <br />A commercial appraisal was ordered by the City in late August and conducted in early September <br />by ComPro Consultants, LLC for the property. Based on the appraisal, the as-is market value of <br />the property was determined to be $970,000. There are currently sufficient funds available in the <br />Parkland Acquisition Fund (Fund 456) to be used for purchase of this property. <br />The property owner has expressed a willingness to sell this parcel to the City of Little Canada, <br />however he has requested that a small portion of the existing industrial building be retained for <br />personal use for up to 10 years as a condition of the sale. As an alternative, a separate building of <br />approximately 3,500 square feet could be constructed and leased back to Mr. Proulx for up to 10 <br />years. Staff believes that this request can be accommodated. <br />PARKS & RECREATION COMMISSION <br />Staff has also been working on potential configurations of this area if it is acquired. As an initial <br />step, Bolton & Menk has provided five preliminary site plan scenarios utilizing this site. At the <br />September 7, 2023, Parks & Recreation Commission meeting, staff presented some preliminary <br />designs of what the potential area could look like for a community building. <br />Overall the Commission was supportive of the purchase of the property for the potential use of a <br />community building. They also had a preference for a community building closer to the new play
