The height of an accessory structure is limited to 18 feet as measured to the mean of the roofline (from ground <br />grade to the middle of a pitched roof). <br /> <br /> <br />SECTION 2. The City Council of the City of Little Canada hereby amends Chapter 914 of the <br />Little Canada Zoning Code as follows: <br /> <br />Chapter 914: Specific Development Requirements <br /> <br />Section 914.120: Garages, Residential <br /> <br />Requirements for setback and height are found in the Residential zoning districts chapter of this <br />zoning ordinance. <br /> <br />A. The total number of attached/detached garage and other accessory structures cannot <br />exceed three per dwelling. <br /> <br />B. The total of all aggregate attached/detached garage and other accessory structures cannot <br />exceed 1,500 square feet. <br /> <br />C. Exterior Building Materials: The exterior color, design, and/or material shall be <br />compatible with the principal structure. <br /> <br />D. Size: Attached and detached garages cannot exceed 1,000 square feet or 100 percent of <br />the first-floor area of the principal structure, whichever is more restrictive. <br /> <br />E. Setbacks: In most residential zoning districts, attached garages are considered part of the <br />principal structure for setback purposes from the side property line. Attached garages <br />must maintain the same front and rear yard setback as the principal structure. <br /> <br />F. Height: The height of an attached or detached garage shall not exceed the height of the <br />principal structure. The height of an accessory structure is limited to 18 feet as measured <br />to the mean of the roofline (from ground grade to the middle of a pitched roof). <br /> <br />G. Placement: Detached garages may be located in the side and rear yards only. <br /> <br />H. Lot Coverage: Detached garages and accessory structures may not cover more than 35 <br />percent of the available rear yard (rear wall of house to rear lot line).
