H. Lot Coverage: Detached garages and accessory structures may not cover more than 35 <br />percent of the available rear yard (rear wall of house to rear lot line). <br /> <br />I. Setbacks: In most residential zoning districts, detached garages must maintain a 5-foot <br />setback from both the side and the rear property lines. <br /> <br />J. The total of all aggregate attached/detached garage and other accessory structures cannot <br />exceed 1,500 square feet. Except through a Conditional Use Permit application and <br />approval process. <br /> <br /> <br />SECTION 3. The City Council of the City of Little Canada hereby amends Chapter 915 of the <br />Little Canada Zoning Code by deleting and adding the following language: <br /> <br />Chapter 915: General Development Requirements <br /> <br />Section 915.020: Accessory Buildings in Residential Districts, Generally <br /> <br />A. Maximum Height: 15 18 feet in a residential district <br /> <br />B. Minimum Setbacks <br />1. From the front parcel line: No closer than the front façade of the house. One Little <br />Free Library is allowed in the front yard. <br />2. From the principal building on the same lot: 10 feet <br />3. From a side or rear parcel line: 5 feet. <br />4. No accessory building shall be located in a public drainage, utility or access <br />easement. <br /> <br />C. Lot Coverage <br />1. No individual accessory building or detached garage for a single-family dwelling <br />shall occupy more than 30 percent of the rear yard. <br />2. The total floor area of a detached garage and other accessory buildings for a single <br />family detached dwelling shall not exceed 1,000 square feet except by Conditional <br />Use Permit, in which case the limit is 1,500 square feet. <br /> <br />D. Number of Accessory Buildings Allowed <br /> <br /> Subject to the other regulations in this Section, each single-family lot shall be eligible for <br />the following accessory structures: <br />1. Permitted Accessory Structures. <br />a. One garage structure, whether attached or detached; for detached garages, refer to <br />the dimensional requirements found in the R-1 and R-2 zoning districts, Chapter <br />904 of this code. <br />b. One recreational accessory building of no more than 160 square feet, and with no <br />horizontal dimension of more than 16 feet in length or width as a permitted use. <br />For the purposes of this code, a recreational accessory structure shall be designed <br />for temporary and seasonal occupancy, but shall not include permanent storage of <br />materials. Examples of such structures shall include gazebos, detached porches, or <br />similar buildings.
