This building must have doors to meet the <br />screening requirements of the zoning code. <br />Storage Area Surfacing <br />The proposed site plan indicates that Class V material will be established as a surfacing <br />material within the storage areas. This is an acceptable material for storage areas. <br />Off-Street Parking Requirements <br />The zoning ordinance requires the off-street parking area of five (5) or more vehicles <br />including associated drives to be paved with but not limited to, asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has two parking categories: <br />Storage/Warehouse: 1 space for each 1,000 sq. ft. area <br />1930 sq. ft. - 10% =1737/1000 = 1.7 <br />Office: 3 spaces <br />Plus at least one (1) space for each 200 sq. ft. of floor <br />area. 4300 -10% = 3879/200 = 19 <br />Required parking spaces: 22 <br />Total required parking spaces for property: 24 parking spaces <br />This property must establish twenty-four (24) required parking spaces. The applicant is <br />proposing to blacktop the parking areas including the associated drives in July or August of <br />2002 to meet zoning code requirements. <br />RECOMMENDATION <br />Based on the information discussed in this report, staff recommends approval of the <br />proposed conditional use permit (CUP) application for an exterior storage as an accessory <br />use provided the following conditions are met: <br />1. The equipment and materials storage areas as defined in this report and as shown on <br />the site plan must be contained, maintained and arranged in a manner as to have a <br />well-organized and uncluttered appearance. <br />2. Junk, debris and other materials not approved, as part of this conditional use <br />permit shall not be stored in the designated storage areas. (Examples of <br />materials not approved: junk vehicles, car pants, construction equipment, wood <br />pallets). <br />3. The equipment and materials defined in this report must be stored in the side yard and <br />may encroach into the side yard setback, but in no case shall equipment be located <br />closer than ten (10) feet to a rear yard or side yard lot line. <br />4. The outdoor storage area must be fully screened from the public right-of-way. The <br />wood fences and doors are acceptable for screening purposes in this district. <br />Page 4 <br />
