This property does not have a Conditional Use <br />Permit (CUP) as an accessory use and/or principal use for exterior storage of <br />equipment and materials. <br />Open and outdoor storage as an accessory use is permitted with a conditional use <br />permit (CUP) with the Industrial zoning district "I-1" provided the following conditions <br />are met: <br />• The area is fenced and screened from view of neighboring residential uses or if <br />abutting an "R" District in compliance with Section 903.020.G. <br />• The outdoor storage area must be fully screened from view from the public right- <br />of-way in compliance with Section 903.020.G. <br />• All fences and walls shall be constructed and maintained in accordance with the <br />requirements of Section 903.020.F.4. <br />• Business and Industrial District security fences require a building permit and a <br />land survey establishing true boundary lines and must be completed by a <br />Registered Land Surveyor and submitted to the City's Building Official. <br />• The storage area must be paved with asphalt, concrete, or other material <br />approved by the City Council <br />• All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right-of-way or from neighboring residences and shall be in <br />compliance with Section 903.020.!. <br />• The storage area shall not take up parking space as required for conformity to <br />the zoning ordinance. <br />Page 86 <br />
