STAFF REPORT TO: Mayor Fischer and Members of the City Council FROM: Corrin Wendell, AICP, Community Development Director DATE: April 24, 2024 RE: Minor Subdivision/Lot Line Adjustment – 99 South Owasso Blvd and 3006 Rice Street - Case #1430 ACTIONS TO BE CONSIDERED To consider approval of a Minor Subdivision, Lot Line Adjustment located at 99 South Owasso Blvd, Parcel ID Number: 06-29-22-22-0008 and 3006 Rice Street, Parcel ID Number: 06-29-22-22- 0037. BACKGROUND The City has received a Minor Subdivision application requesting approval to adjust the property lines for two lots located on Rice Street and South Owasso Boulevard. The proposed subdivision modifies the side lot lines of both parcels to create a new parcel for the properties as shown in the Certificate of Survey. The 3006 Rice Street property is the former A&W site that was purchased by Rick Schreier and subsequently demolished in 2023. The purpose of the requested minor subdivision and lot line adjustment is to facilitate future development on the former A&W site. The proposed use for the site is a commercial office building with public parking, which is a permitted use in the C-1 General Commercial zoning district. If the minor subdivision is approved, a building permit application will be submitted which will be reviewed by staff for compliance with the zoning code, building code, and all other development standards.
