Post development drainage areas -full & 1 Ix17 <br />The proposed project is a 5 lot subdivision of 4.77 acre site (gross area with existing County <br />Road right of way is 5.885 acres). As explained to the Planning Commission & the City <br />Council, the plan is to develop the ls` phase of the south 2 lots and at some time in the future <br />develop the remaining north 3 lots. The drainage analysis includes the ultimate development <br />scenario. The ls` phase will include the existing homestead and 1 new lot. The plan will <br />construct sediment pond 3P in the south east corner of the site as part of the Is` phase. This pond <br />will serve the south 3 lots and Pond 4P will serve the north 2 lots at some point in the future. It <br />is intended to grade the lots as part of the home consri•uction to minimize the disturbance to the <br />site and allow preservation of existing vegetation.
