the dumpster(s) will be located The applicant should submit n revised
site plan slzowitzg tl:e location of the dumpster(s) that must comply with
tl:e above code reguirements. Cuz•rently, city staff is not aware of any
dumpster on the property. It would be staff's recommendation that the
dumpster(s) be located within the approved storage area to negate tlae
need for any additional screening.
12. The storage area shall be paved with asphalt, concrete, or other material
approved by the City Council. The storage areas are a combination of
paved and gravel, consistent with t/tis requirement.
] 3. The storage area shall not occupy any space required for conformity to the
parking regulations of the Zoning Ordinance. The site plan appears to be
in compliance with this requirement. The applicmtt has the total
number of parking spaces identified on the site platz and will need
complete as required.
14. The property, including buildings and exterior site areas, shall comply
with all applicable fire codes. The Fire Marshal will need to complete
an inspection of the parceG All provisions of this permit are snbject to
compliance with the applicable fzre codes.
15. All lighting shall be hooded and so directed that the light source shall not
be visible from the public right-of--way or from neighboring residential
uses, and shall be in compliance with Section 903.020.I of the Zoning
Ordinance. The site plan does rzot detail the layout of the lighting, but
no changes are being proposed versus what was approved in 2000 to tl:e
lighting requirement.
16. All other provisions and requirements as deemed necessary by the City
Council.
17. The applicant complies with the provisions of Section 921 of the Zoning
Ordinance.
With this option there are still code enforcement issues that need to be addressed and they are as
follows -
Vision Tree Services is not approved for outdoor storage and is a non user of the
principal building. Their storage needs to be removed from the site, unless enclosed
inside the accessory building. If occupancy is established, city staff will need to verify
their space inside their building and the portion of outdoor storage.
If the accessory building is used for storage the service doors still need to be installed to
provide screening. Interior storage of materials and/or equipment in the accessory
building must comply with applicable building and fire codes. The building would be for
storage only and no occupancy given the lack of water and sewer.
. Off-Site Parking is occurring on this parcel with employee vehicles from another
property owner in Ryan Industrial Park onto the 3151 Country Drive property without a
joint use parking permit being issued.
. Another condition of the original PUD was that this property is required to have 24
parking spaces. This requirement has not been completed in accordance with city codes.
City staff should point out that from the aerial photos of this parcel, a portion of the
paved parking area may be installed on the railroad right-of--way (see attached). City
staff requests evidence from the applicant that all required parking is occurring on their
property.
