<br />2 <br /> <br />City Engineer Review <br />1. Permits <br />a. A City right-of-way permit will be required for utility connections within Sunrise <br />Drive. <br />b. The proposed project will disturb more than 1 acre and will require a Ramsey- <br />Washington Metro Watershed Permit <br />c. The proposed project will disturb more than 1 acre and will require a Minnesota <br />Pollution Control Agency NPDES Permit. <br />d. The proposed project will disturb more than 0.5 acres and will require a City <br />filling and grading permit. <br />e. A Ramsey County right-of-way permit will be required for work within Edgerton <br />Street right-of-way. <br />2. Preliminary Plat <br />a. A revised plat was submitted on 1-3-2024 to satisfy Ramsey County’s right-of- <br />way width requirement. <br />3. Grading Plan and Stormwater Management <br />a. A maintenance agreement will be required for upkeep of the stormwater <br />management BMPs. <br />b. Driveway grade at Lot 1 has less than 1% slope (cross-slope) and should be <br />adjusted to achieve 1.5%. <br />c. The plan cannot be approved without verification of soil types. <br />4. Utilities <br />a. Show removal of existing/unused water and sanitary sewer services, to the main, <br />near the northeast corner of Lot 4. <br />b. Pavement patching for sewer and water connections to Lots 1-3 should go full <br />width of the pavement, curb line to curb line with squared off joints. <br />Development Review Committee <br />• This proposal has been reviewed and accepted by the Development Committee that <br />consists of the Community Development Director, City Administrator, Public Works <br />Director, City Engineer, and Building Official. <br /> <br />Related Agencies Review: <br /> <br />Watershed District <br />• The watershed district reviews all proposed developments within the City for stormwater <br />management requirements. This proposal will be reviewed on February 7th by the <br />watershed. <br />• Like many properties within the City, this parcel is located within the Shoreland Overlay <br />District and the northern portion of the parcel is located in Zone A per the FIRM <br />floodplain maps. The RWMWD, Watershed District, has made a “no delineation” for a <br />wetland. There are no wetlands within the evaluation area. <br />
