<br /> <br /> STAFF REPORT <br /> <br /> <br />TO: Mayor Fischer and Members of the City Council <br /> <br />FROM: Heidi Heller, City Clerk/HR Manager <br /> <br />DATE: August 28, 2024 <br /> <br />RE: Minor Subdivision of 3075 Edgerton Street – Planning Case #1432 <br /> <br /> <br />ACTIONS TO BE CONSIDERED <br />Recommend approval of a minor subdivision at 3075 Edgerton Street. <br /> <br />BACKGROUND <br />The owners of 3075 Edgerton Street have applied for a minor subdivision to split their property into <br />two equal size parcels. <br /> <br />The property currently has one single-family home and detached garage located on the north half of the <br />lot. The applicant plans to remain living in the existing home and sell the new south vacant lot for <br />future construction of one new single-family home. This property was originally two lots and was <br />combined together many years ago. <br /> <br />The property is located in a residential area, with the exception of a small multi-tenant commercial <br />building to the northeast. The new Pioneer Commons townhome development is adjacent to the west <br />and the 240-foot wide NSP powerline easement is adjacent to the south. <br /> <br />Applicant/Owner: <br />John & Carrie Erdman, 3075 Edgerton Street, Little Canada, MN 55117. <br /> <br />Property Legal Description: <br />PID 05-29-22-21-0043. Existing and proposed legal descriptions are located on the survey. <br /> <br />Current Property Size: <br />Site Area: 68,008 sf 1.56 acres 170.02’ x 400.05’ <br /> <br />Proposed Parcel Sizes: <br />Parcel A 34,004 sf 0.78 acres 85.01’ x 400.05’ <br />Parcel B 34,004 sf 0.78 acres 85.01’ x 400.05’ <br /> <br />Minimum Size for Interior Parcel in R-1, Low Density Residential Zoning District <br />Site Area: 10,000 sf ------- 75’ x 130’ <br /> <br />Zoning: <br />The property is zoned R-1, Low Density Residential. <br /> <br />Attachment: <br />Certificate of Survey
