<br /> <br />Comprehensive Plan <br />The proposal is consistent with the Comprehensive Plan. The Plan states that this R-1 Single Family <br />Residential District is to remain R-1 in the Future Land Use Map and is reserved for density range of <br />2.5 to 4 units/acres. This proposal complies with the minimum lot size standards of the R-1, Low <br />Density Residential District. <br /> <br />Public Hearing <br />The City Council will hold a public hearing on August 28, 2024 to take comments from the public and <br />consider the recommendation from the Planning Commission. The north side neighbor attended the <br />Planning Commission meeting and received confirmation that there would be no effect to his property <br />from this subdivision or future construction on the new parcel. <br /> <br />Public hearing notice letters were mailed to all property owners within 350 feet of the parcel on August <br />2, 2024. A public hearing notice was published in the Pioneer Press newspaper on August 3, 2024. <br /> <br />PLANNING COMMISSION ACTION <br />At the August 8, 2024, Planning Commission meeting, the Commission unanimously recommended <br />approval of the minor subdivision request. <br /> <br />RECOMMENDED ACTION <br />Staff recommends approval of the minor subdivision of 3075 Edgerton Street into two parcels, PID 05- <br />29-22-21-0043. <br />
