<br /> <br /> Example of 2 garages at 3075 & 3101 Edgerton Street that look very similar from the street. The <br />white garage on the left is 1,472 square feet (32 feet wide), and the blue garage on the right is <br />approximately 761 square feet (28 feet wide). <br /> <br /> <br />Staff is proposing to remove the “limit of 1,000 square feet or the primary structure size, whichever is <br />more restrictive”, and instead add a limit to the width of garages so that they stay proportional looking <br />to the house from the street, such as a limit of 150% of the width of the principal structure. <br /> <br />There is already a limit of 35% of backyard coverage by accessory buildings which will limit the <br />amount of garage/accessory building space smaller properties can have, and not allow too large of a <br />garage for the size of the property. <br /> <br />Another consideration for the Planning Commission relating to garage size is to add a maximum <br />amount of garage/accessory building square footage allowed by a CUP back into the zoning code. The <br />maximum amount of total square footage by CUP was previously 1,500, but there is no longer a cap. <br />The Commission decided that applicants could submit a request for any amount over 1,500 square feet <br />and the Commission would decide if that amount was acceptable on a case-by-case basis. Conditional <br />use permits are permitted uses over a certain threshold and simply allows the city to put reasonable <br />conditions on that already approved use. The city would need to have a valid reason for denying a <br />CUP, and whether the Commission and Council feels the applicant’s proposed building size is <br />appropriate or not for that parcel, may be considered very subjective. <br /> <br />Driveways: <br />In 2021, much of the zoning code was updated with the help of a planning consultant. One change <br />made was reducing the single-family allowed curb width from 24 feet to 18 feet. The allowed curb cut <br />width had been 24 feet for many years, and there was no specific reason for reducing the width other <br />than a preference by the consultant for a more urban design.
