CAPITAL PROJECT FUNDS-TIF <br /> <br />TIF 7-2 (Bix) (Fund 472): <br />Required Decertification Date: 12/31/2028 but anticipated to be decertified on 12/31/2024 <br />District Type: Economic Development District <br />County TIF Number: 336 <br /> <br />TIF 7-2 was established in 2018 to facilitate expansion of an existing facility for a food processing and <br />distribution facility. <br /> <br />2025 expenditures in this district include administration costs related to TIF 7-2 <br /> <br />TIF 7-3 (Spruce Warehouse) (Fund 473): <br />Required Decertification Date: anticipated to be 12/31/2032 <br />District Type: Economic Development District <br />County TIF Number: TBD <br /> <br />TIF 7-3 was established in 2021 to facilitate the construction of a light industrial warehousing distribution facility <br />due to the extraordinary soils, environmental and site improvement/development costs that are necessary for <br />the project. Per the development agreement, the developer is paid 85% of the available tax increment in the <br />district up to $800,000. <br /> <br />2025 expenditures in this district include administration costs related to TIF 7-3 <br /> <br />Twin Lake Boulevard Development (Fund 476): <br /> <br />TIF Loan Agreement in the amount of $1,000,000 as financial assistance to Twin Lake Limited Partnership (the <br />Developer) for the construction an approximately 90,902 square-foot rentable apartment. The funds were <br />contributed from TIF 3-3 for $800,000 and TIF 5-1 for $200,000. <br /> <br />As of July 1, 2039, the entire outstanding principal balance of the TIF Loan, if not previously paid, shall be due <br />and payable in full. <br />104
