BUILDINGS – CITY CENTER & OLD FIRE HALL <br /> <br />Overview <br />The City Center houses the Little Canada City Hall and the Little Canada Historical Society. Previously, the Old <br />Fire Hall was the home to the Little Canada Fire Department. The Old Fire Hall is now utilized as a public <br />gathering space (lower level) and by the Public Works Department for storage (upper level). <br /> <br />Service Areas <br /> City Center  Old Fire Hall <br /> <br />2023/2024 Departmental Accomplishments <br /> Completed a remodel/update of City Hall’s main office area to include additional office space, new <br />cubicles and desks, and a new front counter with a low ADA accessible area, and updated employee and <br />public restrooms that better meet ADA requirements <br /> Continued to utilize the Old Fire Hall for meetings and storage as well as a rental facility. Ramsey County <br />renting the lower level daytime Monday-Friday for special adult programming <br /> <br />2025 Departmental Goals <br /> Oversee capital improvement projects at City Center to increase building efficiencies and improve <br />aesthetics <br /> Continue to utilize the lower level of the Old Fire Hall as a public gathering space and explore <br />opportunities to maximize its use <br /> Conduct feasibility study for a Community Building <br /> Included a Project Management/Maintenance Contracted Services for $20,000 <br /> <br />Budgetary Commentary <br />City Center- The budget contains operating costs for the City Center. Items in the budget include utilities, <br />cleaning services, alarm monitoring, camera monitoring, and repairs for the City Center. The 2025 budget is <br />based on the average of costs incurred in the budget for the past several years and current year projections. The <br />budget includes an increase of 53.05% or $20,000. The increase relates to a $20,000 budget addition for a <br />Project Management/Maintenance role. The City of Little Canada has four (4) primary building assets that <br />require ongoing maintenance. The Little Canada Fire Hall was built in 1990, the old Little Canada Fire Hall in the <br />1950s, the Public Works Shop was built in 2015, and City Hall was built in 1974. The City has dedicated <br />employees for street, fleet, and park maintenance, but we have never had a dedicated facility maintenance or <br />project management position. Depending on the project, various employees have taken on each project on a <br />case-by-case basis in addition to their normal assigned duties. As these buildings continue to age and a higher <br />number of maintenance projects come up on an annual basis, there is an increasing need for a dedicated staff <br />person to coordinate and manage these projects. <br /> <br />The City Center cleaning costs are based on cleaning the facility two times per week. <br /> <br />Old Fire Hall-The budget contains operating costs for the Old Fire Hall. Cleaning services for this building are <br />provided by a part-time Custodian. The 2.55% increase is primarily due to an increase in personnel cost. <br /> <br /> <br /> <br />43
