1625 Utah Avenue South <br />St. Louis Park, MN 55426 <br />February 1, 1977 <br />Village of Little Canada <br />515 East Little Canada Road <br />Little Canada, MN 55117 <br />Gentlemen: <br />I propose to purchase approximately •8 acre in the light <br />industrial complex in the southwest corner of Interstates 694 <br />and 35E. The business would be a MAACO Auto Painting franchise <br />and would be housed in a standalone block building approxi- <br />mately 7,400 square feet in size. <br />Site <br />Rauenhorst Corporation owns 3.8 acres on the corner of Country <br />Drive and Spruce Street which is zoned as light industrial. <br />They will subdivide this lot, and I will purchase approximately <br />•8 acre on the western side of the lot directly adjacent to <br />Knox Lumber {see attached}. <br />Building <br />The building will'be essentially the same as proposed in <br />November/December of 1976• It will be a 7,400 square foot <br />block building, having paved parking in the front and in the <br />back, and satisfying all setback requirements for light indus- <br />trial zoning. <br />Business <br />The business is also the same as defined in the November/ y- <br />December, 1976, proposal• It is a high quality auto painting <br />franchise • <br />Sincerely, <br />tif' 1v� <br />1: <br />Donald R .
