The proposed addition would be attached to the west end of the
present building and be of the some dimensional width. The site in question
is located in a light industrial zone district with some residential land use
across the street.
ISSUES
Does the proposed construction comply with the Little Canada Zoning Code?
Is there any conflict with the land use across the street, though zoned 1-1?
Does the proposed expansion comply with the Comprehensive Plan?
RECOMMENDATIONS
market research
minneapolis
(612) 871- 2661
1 . We find the proposed expansion to be in compliance with the zoning code
inforce as of this date.
2. A question might arise as to the set -back requirements as part of the property
fronts a residential land use; however, it is our interpretation by definition
that the residential land use is non -conforming within the light industrial
district. Set -back requirement for 1-1 zone would therefore apply.
Clerk's exhibit no.
Meeting_-3-8-78 --
pq
FEB 27 1978
CI- Y OF
LITTLE CANADA
