McCumber - Proposed Racquet Ball Club and <br />Electrical Repair Shop. Request for Variance to Minimum Side <br />Yard Setback Requirement <br />FILE NO: Little Canada (758.09) <br />BACKGROUND <br />Mr. McCumber has proposed to construct a building, most of which would be used as a <br />racquet ball club, with the remainder to be used as an electrical repair shop. The property <br />in question consists of two lots, one fronting on the south side of County Road D and the <br />other fronting on the east side of Edgerton Street. The property is indicated on an attached <br />site location map. Also attached is a copy of the proposed site plan submitted by Mr. McCumber. <br />His site plan indicated that he needs a variance to the minimum side yard setback on both the <br />east and west sides of his property. <br />The applicant's property is presently being used to park some trailers containing spare parts <br />for his electrical repair business. Zoning on his property is 1-1, Light Industrial District. <br />The lot west and north of the applicant's property contains a single family residence, but is <br />also zoned 1-1. The adjacent property on the east contains a single family residence and is <br />zoned R-1, Single Family Residence District. The land to the south is currently vacant <br />and zoned R-1 . <br />The proposed building is approximately 7,680 square feet. 5,760 square feet is to be used <br />for four racquet ball courts, locker rooms, showers, etc. The remaining 1,920 square feet <br />is to be used as an electrical repair shop.
