Mr. & Mrs. Lennart T. Pearson
651 East County Road B-2.
St. Paul, Minnesota 55117
March 20, 1978
City Council of Little Canada
Little Canada Road
St. Paul, Minnesota 55117
Gentlemen:
Re: Request for Variance from Setback Requirement
Request for Building Permit for Garage Building
Enclosed find two copies each of the following drawings describing the
location and size of a proposed new residential two car garage building
we desire to build upon our property at 651 East County Road B-2:
•►' - Sheet No. 1, Site Plan,.dated March 1, 1978.
- Sheet No. 2, Floor Plan & Elevations, dated March 1, 1978.
We herewith request a variance from the 30 feet setback requirement
for the construction of the proposed garage. We desire to locate the
proposed garage as shown on drawing Sheet No. 1, which is 23 feet from
the front property line.
The decision to petition our City Council for this variance is made after
very careful and serious study of our property site at 651 East County
Road B-2. The garage location resulting from our study of the problem
is based upon the following criteria:
1. Locate the proposed new garage so that we may replace the "up hill"
rise of the present driveway to the street with a new "down hill"
fall driveway to the street.
2. Preserve as much as possible the large trees existing on our property.
3. Maximize the lawn area adjacent to east side of house.
CLERK'S EXHIBIT NO.
Meeting-4-12-78
