Little Canada Planning Commission <br />1 May 1978 <br />Page Five <br />Both of these impacts could be greatly minimized if the number of R-2 lots was <br />decreased and the size of the lots increased. The City should possibly consider <br />requiring the lots to be at least the same size as the existing residential lots to the <br />south . <br />Utilities. Upon submission of the preliminary plat, the developer should include location <br />and sources of all utilities serving the site. <br />Grading and Drainage. Detailed grading and drainage plans should be submitted by the <br />developer at the time the preliminary plat is submitted. <br />RECOMMENDATION <br />Based upon the preceding analysis, our recommendation is that the Planning Commission <br />accept the Little Canada Industrial Park strictly as a concept at this time. The rezoning <br />of R-1 property to R-2 and 1-1 should be regarded favorably, but action on the rezoning <br />be delayed until such time as the City has reviewed a pre l i mi nary plat. At the time the <br />preliminary plat is presented, the following issues should be addressed: <br />1. Detailed grading and drainage plans should be included and reviewed by the <br />City Engineer. <br />2. On the plat, the Mariana residence as well as the residence at the northeast <br />corner of the site be located exactly so as to evaluate the position of the proposed <br />road. <br />3. Some sort of agreement should be reached by the developer and the owner of the <br />residence at the northeast corner of the site as to a property exchange in order to <br />make Lot 1 a useable lot. <br />4. The developer should demonstrate that his plat will not leave any parcels land <br />locked, specifically those already noted in the analysis. <br />5. To minimize impact on the existing neighborhood, the proposed R-2 lots be <br />decreased in number and increased in size at least to 15,000 square feet each. <br />6. The developer should meet all other requirements for a preliminary plat (location <br />of utilities, etc.) as specified in the Little Canada Platting Code. If he has any <br />questions with regard to the Code, he should contact Midwest Planning. <br />u <br />
