The building is to be used as a dental office. The site plan submitted indicates
that the applicant proposes to build a second, identical building at a later date, just
north of the first, to be used as rental office space.
The property in question consists of all or part of three existing parcels which are
currently vacant. Existing zoning of the property is B-2, General Business District.
Surrounding uses include a vacant parcel immediately north of the site, Keystone
Carwash on the east side, Budget Power across Middle Street to the west and a vacant
lot across Little Canada Road to the south. Current zoning of all these uses is B-2.
The site is shown as containing 38,653 square feet. Each of the buildings is to be
single story with 4,000 square feet of gross floor area. The site plan indicates that
50 parking spaces will be provided including three for the handicapped. The plan
also shows landscaping to be provided on the south and west sides of the lot. Access
to the property is by means of 2-24 foot wide drives located on Middle Street.
Although actual building permits must be issued on each building individually, this
report is submitted regarding them as a single project.
ISSUES AND ANALYSIS
Resubdivision
As mentioned, the property in question now exists as all or part of three parcels of land.
In order to avoid future complications, the applicant will have to fulfill the requirements
of resubdividing the land into one parcel.
CLERK'S EXHIBIT NO.
MEETING-MAY-10-1978
