Little Canada Planning Commission <br />May 26, 1978 1 - <br />Page Three <br />• Lot 1, Block 2 represents a very small lot which, in the event Spruce Street <br />goes through, would become even smaller. Unfortunately, construction of a <br />building on Lot 2 has already begun, prohibiting a change in design. <br />• Lot 2, Block 2 is currently being built upon. Mr. Ryan has indicated that the <br />drawing originally submitted is not correct, and that the building is further back <br />on the lot than the 30 feet shown. A new sketch of Lot 2 has been submitted showing <br />a 40 foot front yard setback and moving the north property line 10 feet farther <br />north to comply with the Zoning Ordinance requirement. This reduces the size <br />of Lot 1 even more. <br />o Lot 51 Block 2 has a very limited amount of buildable area due to the encroachment <br />of the NSP easement. After subtracting the 15 foot side yard setback, there is <br />only room for a 35 foot wide building. <br />o The potential of selling or giving the land designated as Outlot B should be <br />explored. <br />o The configuration of Lot 1, Block 3 will have to change. in the event that <br />Spruce Street extends across the railroad tracks. <br />RECOMMENDATIONS <br />`.►v <br />While some problems still exist with the proposed subdivision, this plan is improved <br />over the first attempt. It is suggested that the Planning Commission recommend approval <br />of the Ryan Industrial Park Preliminary Plat with the following changes to be made upon <br />submission of a final plat: <br />1. The alignment of Ryan Drive with Spruce Street should be altered to form a 900 <br />I <br />ntersection in order to allow for extension of Spruce Street from the north. <br />2. If the applicant wishes not to redesign the intersection of Spruce Street and <br />Ryan Drive, development of Lot 1, Block 2 and Lot 1, Block 3 should not be <br />allowed until the question of extending Spruce Street across the Burl ington'- -- <br />Northern Tracks is clearly resolved: ----__._ <br />3 . The north side lot line of Lot 2, Block 2 be moved 10 feet north : =-- <br />4. The 30 foot roadway easement at the south boundary of the property be removed. <br />
