Little Canada Planning Commission
5 September, 1978
Wf
page two
The applicant has indicated parking for 20 vehicles on his site plans. The ordinance
requires 1 space for every 150 square feet. Based on 3,200 square feet, the
proposed building would need 21 spaces. It appears that the site could accom-
modate the ordinance requirement.
RECOMMENDATION
Lack of flexibility in the current zoning ordinance makes a recommendation on
this proposal difficult at best. It should be noted that the proposed use would fit
quite nicely into a B-W zoning district as proposed in the Comprehensive Plan.
However, given the existing ordinance, the question remains whether or not this
use should be considered as manufacturing or merely a service operation. If
the Planning Commission decides that it is, in fact, manufacturing, it is suggested
that the applicant consider locating in an 1-1 Light Industry district.
Whatever decision is made as to this proposal, the issues of drainage and parking
should be clearly resolved.
cc: Joe Ch l ebeck
Don Carley
Larry Squ it is
Donald Valento
114 James Lammers
(758.09)
.J
