Hammond (P.O. Box 72, Sun Valley, Idaho 93353) and his local agent <br />Mr. Robert Tonsey (118 Endicott Arcade, St. Paul, Minnesota 55101, 224-1883) <br />are submitting a preliminary plat of Gervais Shores 2nd Addition for approval by <br />the Planning Commission and the City Council . <br />EVALUATION AND RECOMMENDATIONS <br />Upon review of the preliminary plat submitted, the following issues arise: <br />1 . There is a problem with shallow lot depth. On more than one lot, the minimum <br />lot depth requirement (125') has not been met. Lots in violation include <br />Lots 1, 2, 3, 4, 10, 11 and 14. If Lot 2 is designated to front Dianna Lane, <br />the lot depth would be conforming. (Lots 1 and 2 as shown are intended to front <br />County Road B-2). Recommendation is made to rework the lot configuration <br />to make all of them conforming. Since seven (7) lots are in violation, variances <br />are not advised. This is done in consideration to property owners in the adjacent <br />Gervais Shores Addition with large lots. <br />2. Outlot A should be designated as an easement instead of an outlot. The preliminary <br />plat shows this 20' wide parcel of land will be added to the existing 30' wide <br />ingress/egress strip on the west property line, giving the "driveway" a 50' <br />right-of-way. <br />The City should not allow the driveway to be improved to a dedicated roadway <br />status, as this will make the lots to the east and west of the "driveway" double <br />fronted lots.
